Winding Woods HOA Architectural Control Committee (ACC) Guidelines

Purpose

The Architectural Control Committee (ACC) ensures that all exterior modifications to homes within Winding Woods maintain the neighborhood’s aesthetic, protect property values, and preserve the overall harmony of the community.

Approval Process

  • Applicability: Homeowners must submit applications for exterior changes, including fences, pools, decks, patios, landscaping, and more.
  • Submission: A completed application, including descriptions, materials, color samples, and plot plans, must be submitted before work begins.
  • Review & Response: The ACC will review applications and provide a decision within 7 days.
  • Appeals: Homeowners can appeal rejections or conditional approvals to the ACC and, if necessary, to the HOA Trustees.

Key Guidelines

  • Fences: Must be approved, limited to 4 feet in height, and built with appropriate materials.
  • Swimming Pools: Must be located in the rear, properly fenced, and follow city/county codes.
  • Storage Sheds & Outbuildings: Not permitted.
  • Landscaping: Generally does not require approval unless altering drainage patterns.
  • Exterior Painting: Changes in color require ACC approval.
  • Mailboxes: Must be constructed from wood, masonry, or wrought iron.
  • Repairs: Exterior damage should be addressed promptly per ACC guidelines.
  • Enforcement: Non-compliance can result in legal action by the HOA.
